Just
a little about me....
I grew up in Franktown,
Colorado where we raised and
showing Arabian horses. I have
worked in sales most of my life.
Having operated an art gallery
at the age of 13, I understand
all aspects of running a
business. I attended school in
Arizona where I received a
degree in interior design from ASID. I worked in the
hospitality field of interior
design in Northern California. As head of the
design department I handled all
aspects of design in
restaurants, b&b's, and
hospitals, college common areas
and hotels.
Returning to Colorado I did
residential interior design and
sold high-end furniture for
Homestead House. I discovered my love of homes
and my real estate career began.
I appreciate homes inside and
out! I love working with people
and finding them their dream home!!
Interests
include: poetry, reading, art,
music, travel, and volunteering
with young adults. |

Buyer
Information |
|
You need a Realtor
on your side
Sure people can, and do, go
it alone. If you're savvy enough to navigate
the occasionally murky waters of the real
estate transaction, then more power to you.
But particularly the first time home buyer,
the value of an experienced Realtor is
immeasurable.
My Areas Of Expertise:
-
Estimating The Market Value of a
home.
-
Drawing Up The Contract And
Negotiating The Terms.
-
Providing Guidance To The Buyers
Seeking Financing.
-
Coordinating Inspections and
Negotiating Issues.
-
Coordinating Appraisals and Dates
Of Contract.
-
Attending Closings To Explain
Questions and Confirm Correctness Of
Documents And Fees.
Credit Reports:
The Good, Bad, And The Illegal
Credit reports are important
because lenders like to avoid risk. If you
have a history of full and timely payments,
lenders will fidget less and offer better
terms.
How do credit reports
work, here's a brief sample.
If a credit card payment
is late, will this show up on my credit
report?
No. Only payments delayed
by 30 days or more are regarded as "late".
If your payment is late this may entitle the
creditor to collect additional fees, harder
terms or terminate your account.
How long do terms stay on
my credit report? Most items stay on
a report for seven years, bankruptcies
remain for ten.
How can I get better
credit? Pay bills in full and on time
for at least a year, close accounts that you
do not use, review your credit report
annually for accuracy, and reduce credit
card balances.

HELP YOU
RELOCATE IN A TIMELY MANNER
1.First and most obvious,
you are employing the services
of someone to market your home.
In the new
millennium your Realtor needs to
go beyond planting a sign in
your front yard. I spend more
than most realtors
to expose your home to potential
homebuyers. My goal is to be
certain that every serious
homebuyer in the market knows
your home is available whether
that buyer is looking on his own
or through another agent,
looking on the Internet or
driving through neighborhoods.
2.
The second and most important
person you are hiring is a
professional to guide you
through the maze of legal
paperwork, inspections,
financing and inevitable hitches
to complete the sale of your
home after you've found your
buyer.
Because it is an
unfortunate fact of life that
today's consumers are more
inclined to litigate than ever
before, you want a
knowledgeable expert to
negotiate on your behalf, to
prepare a strong contract that
clearly addresses the many
details of the transaction, to
monitor the buyers' financing
and to oversee the many details
that must be handled on the way
to closing.

There's more...
There
are three reasons a
property sells:
- Price
- Condition
- Realtor
|
|
Price and
Condition
You control these.
The right price can
only be determined
by a well-researched
market evaluation.
As a home seller,
you should get a
written market
analysis comparing
your home to similar
properties that have
recently sold and
that are currently
on the market. Your
home's condition is
vital to a sale. A
clean, well
maintained home
enjoys a competitive
edge over all the
other homes on the
market. You'll sell
faster and at a
higher price if you
'stage' your home to
enhance its appeal.
I assist you
with pricing and
staging
recommendations.
Realtor
You want your home
presented to the
marketplace broadly
and in its best
light. Look for an
extensive
marketing campaign
and professional
marketing materials.
Your Realtor
advises you on
market conditions,
negotiating and
contracting
strategies and
closing activities.
I take your
property to the
market with an
extensive marketing
campaign and
uses experience
to advise you on
contract
negotiations and
closing
requirements.

A FEW
WORDS ON
CONDITION
We live
in our
homes in
one way,
we
market
them in
another.
Just as
builders
recognize
that a
finished,
clean,
pleasantly
decorated
model
home
enables
them to
enhance
the
appeal
of the
homes
they are
building,
'staging'
your
home to
enhance
its
appeal
will
give you
a
competitive
edge
against
all the
other
homes on
the
market.
$500
spent
cleaning,
painting
and
making
minor
repairs
will pay
you back
$5,000
in a
higher
sales
price
and
result
in a
faster
sale.
I know
which
items
are
cost-effective
and will
pay you
back
many
times
over in
buyer
interest.
After
you
agree to
list
your
home , I
will
detail
which
simple,
easy
steps
you can
take to
enhance
your
home's
appeal. |
